Residential & commercial
Floor sanding & refinishing
Whether it is Victorian pine, wide-plank oak or engineered board, we take your floor back to bare timber and rebuild the finish by hand.
How the work runs
- First
Survey & fixed quote
We measure up, check board condition, moisture and existing finish, then issue a written fixed price — no surprises later.
- Next
Preparation
Nails punched, loose boards secured, doors sealed and dust extraction set up before a single machine is switched on.
- Then
Coarse to fine sanding
Belt and edge sanders take the floor back through progressive grits, finishing with a rotary buff for a perfectly even surface.
- Finally
Finishing
Several coats of hardwax oil, penetrating oil or commercial-grade lacquer, applied to your chosen sheen and colour.

Finishes
Oils, stains and lacquers
- Hardwax oil — natural, matt to satin, easily patch-repaired. Our most popular domestic finish.
- Coloured stains — from smoked and limed through to deep walnut, sampled on your own boards first.
- Commercial lacquer — two-pack water-based systems for bars, shops and halls with heavy footfall.
